Snowbirds Are Landing. Is Your Entrance Ready?

Every Florida builder knows the rhythm. The first cold snap up north lands in early October, the license plates on I-75 change, and by Thanksgiving the roads through Naples, Fort Myers, Sarasota and Venice are full of people who are here for a few weeks, thinking hard about whether they should be here for good.

That is the fall selling season, and it has one property that no other season has: your best buyers don't know the area. They don't know where your community is, they haven't seen your billboard for six months, and they're going to find you the way visitors find everything — by driving past it.

The buyer who's only here for three weeks

A local buyer can come back next weekend. A snowbird can't. They're touring model homes between golf and dinner, they've got a shortlist from the internet, and every community they drive past that isn't on the list has exactly one chance to get on it. If your entrance looks like the entrance to every other gated community on the road, that chance is gone at 40 mph.

Pulte, Neal Communities, Cardel and DiVosta don't leave that to the entrance monument. Through the fall they put a Spinja™ at the corner with a builder-branded arrow: "Model Grand Opening," "New Homes, New Traffic," "Models Open." The arrow does what the monument can't: it tells a stranger there's something to see in here today, and points at the turn.

Where the season is won

The weekends. Specifically the Saturday and Sunday windows from late morning to mid-afternoon when the visitors are out and the locals are running errands past your gate. DiVosta's IslandWalk in Venice ran the corner on exactly those hours, and the sales center saw traffic from people who had no idea the community existed until the arrow told them. Lennar's Naples communities run the same play with "Now Open" and "New Home Savings" arrows at the road.

The other window is the grand opening. A new model or a new phase in October or November is opening into the best traffic of the year. A Spinja™ at the entrance for opening weekend turns the drive-by into the walk-in, and the walk-in is where the sales team does its job.

The fall entrance checklist

The buyers are coming either way. The only question is whether they find your entrance or the one down the road.
